The Tenant Express Commercial Lease Review is a great option for Tenants who want a full attorney review of their Lease, who want to understand their responsibilities, rights and risks, and who want to streamline negotiations with the Landlord, all for a predictable, fixed-fee investment.

 

ALA Law will review the format and length of your lease to determine whether your lease is eligible, and if so, assign a fee tier. If your lease is eligible (most standard commercial leases will be), you will pay a flat fee for the following scope of work:

 

What’s included?

  • Full attorney review of your lease

    • Limited to standard retail, office or industrial leases

  • Targeted comments and summary of major issues/risks for the Tenant

    • Goal is to protect your rights as Tenant while optimizing comments against Landlord rejection to keep negotiations streamlined.

  • Review of one set of Landlord response comments and negotiation/finalization of the Lease

  • Discussion regarding any issues the Tenant elects not to negotiate and/or questions Tenant has

  • Goal is to complete the lease negotiation within 3-4 versions:

  1. Landlord draft

  2. Tenant response

  3. Landlord response – accept as-is, or:

  4. Simple finalization by ALA Law

 

If you initially select the Tenant Express option, but wish to expand the scope of the project, you can always shift to an hourly model! Your flat fee will cover up to the number of hours identified in your fee tier, and you will pay hourly for any extra time billed.
